First of all, let me take a moment to introduce myself. I am Debra Levay and I am a real estate agent with the Clarksville/River Hill office of Long & Foster in Howard County. As you know, this was a corporately owned home at the time of resale. Because of that, we are occasionally at a disadvantage because we have no seller as a resource for information. That is why it is imperative that we have a home inspector we can trust.
I do quite a few corporate listings and standard procedure is that a home inspection is done prior to any buyout. Frequently, these inspections are done by an out of town company that does not understand Anne Arundel Building Codes. As a result, we frequently have to make numerous repairs and/or changes once a property is under contract and the buyer does a home inspection. This is very costly to the relocation companies and subsequently their corporate clients.
It would be very helpful if a local company got involved at the 'pre-marketing' stage of the listing. It should minimize the home inspection repairs and cost.
